What is real estate farming? Real estate farming is the process of branding yourself to a specific group of people, area or market segment as a first choice for buyers, home sellers or investors.Real estate farming is an investment in both time and money but can be well worth it. 

Think about how powerful this process can be for investors. You find deals before other investors ever know about them. You'll have your foot in the door before the home ever hits the classified section of the newspaper.

The goal plain and simple is to find a target neighborhood and market to it on a regular basis!  If you know of an affordable area where you believe it has a good chance of increasing in value in the near future, target that area!

If you like to fix up properties, find older middle income areas that will attract buyers who have the money or income to easily qualify for loans. Target those areas!

The point is, market to areas where you want to invest.

With foreclosures increasing in high numbers, there are plenty of homeowners facing a financial crisis.  If  homeowners are aware that you can quickly take mortgage payments off their backs they may call you when they realize they must unload their homes. But no one is going to call you if you do not farm the areas. Many will call you first.They will call you because you have been marketing your home buying expertise to them.  You will achieve your goals but you need to market your services. Many investors give up investing after one or two months if they have not bought three houses.

Start marketing and don't stop. Put signs in the area, have flyers placed  door to door or just walk the neighborhood and knock on doors.

The easiest way to target market is with postcards. They are cheap to have printed and mailed. There are companies around the country that will print them and mail them for you for a fee.

Target marketing  (farming) takes a few months to gain traction. But once it kicks in hang on for the ride.
